Fundrise 395

Fundrise 395 is a 138,400 square feet Class A industrial building with 32 feet clear height located at 6621 Electronic Drive, Springfield, VA completed in. Fundrise, a financial technology company, acquired the property in January 2020. Ausblick Development initially provided advise for building types and layouts for the redevelopment of the 7.7-acre project. The site included two existing properties, one property with a user warehouse and a two-story office component from 1965 and the second property with a warehouse form the early 1950s. Fundrise engaged Ausblick Development as the fee developer for the entire redevelopment in June 2020. The work included challenges such as multiple zoning designations left over from the I-495 Capital Beltway and I-395 construction, access easement and fire marshal ambiguities, groundwater contamination from previous uses in the industrial park, and working through pandemic and supply chain related challenges. After delivery of the shell building in December 2022 and close out of all permits and bonds in August 2023, Ausblick supported Fundrise with its leasing efforts and tenant improvement work.


2209 Sulphur Spring Road

Ausblick Development performed move out and make ready work and exterior improvement such as solving long term drainage problems at 2209 Sulphur Spring Road. The previous tenant was a 224,413 square feet tire recycling company in the 313,000 square feet industrial building. Part of the assignment required Ausblick to determine tenant responsibility, landlord responsibility and shared responsibilities of costs and execution. Ausblick achieved consensus between the parties while being an honest advocate for the Landlord.
Trust Auto

Ausblick Development has been retained by Trust Auto to represent ownership on the due diligence, design and approvals of their new car dealership on a 13.5-acre property at 1537 West Liberty Road (Route 26), Sykesville, Maryland 21784. The project consists of a three-story showroom and office building and a mechanical shop and service building with a total of 34,615 square feet and 55,200 square feet respectively. Specialty consultants have been retained for ownership and a design team assembled. Ownership, the architect and Ausblick Development worked through programming, assessing current and future workforce and customers and the expected needs for Trust Auto considering its business model. Well and septic systems have been determined and road improvements defined. Project is at concept plan approval. Schematic building design has been completed, and final site plan designs are in progress.
